The Higher,Ed CIO,2011


The calculation is always my weakness in my student life, since my this Integrated assignment will related to the economic again, I got to recall back what I learn during my Study in Malaysia. There is always some formula make people headache, especially the Property Economics and Valuation which involved some formula to calculate the Payback Period (PBP), Average Annual Percentage Rate of Return (AA%RR), Net Present Value (NPV) and also the Internal Rate of Return (IRR).

Through this lesson, I was recalling what was I learned in Malaysia college. Previously I have learned the basic of this calculation, this makes me easier to understand how to apply those methods for appraising the project viability. This assignment has lead me to discover how importance of the NPV and IRR, the higher of NPV and IRR is more worthy to be invested.

This lesson had taught how to evaluate the project by using all this method, and it assists me in assessing the economic viability of a project which I can apply in my future career. This has helped me to improve my cost management skill as required under the CIOB professional competence framework.

To date, one of the critical consideration is about the sustainable development. As I know the Sheffield city is taken very vital in the sustainable building which definitely different with my homeland Malaysia. The Sheffield construction always spends more time on how to construct a sustainable green development. Thus, for our good sake, our tutor had   provided us a sustainability statement by the Sheffield City Council.

  1. Those valuation is very important before you develop a project. It show you the time that when you can earn back your capital cost and is it really worth to invest the project. Keep it up~
